Melbourne Access Audits (MAA) generally follows the advice provided by our industry body, the Access Consultants Association (ACA) when preparing an audit program’s methodology and level of assessment. However, as a flexible and client-focussed firm, we can customise all our services to meet the needs of a client.

Levels of Assessment

In 2012, the ACA released CATEGORIES OF ASSESSMENTS FOR ACCESSIBILITY A guide to the varying levels of analyses possible when assessing existing built environments for accessibility.

The Guide includes three levels of assessment:

  • Level 1 Appraisal Report – An indication of the probable level of accessibility.
  • Level 2 Appraisal with a limited detailed audit – An indication of the probable level of accessibility with a component of detailed auditing.
  • Level 3 Detailed Audit and Analysis – A highly detailed report of the level of accessibility, with all non-compliant features identified and catalogued with the explanation provided as to the basis for the particular finding.

Level 3 Detailed Audit and Analysis – This is our MAA Level 3 Access Audit.

Scope of Analysis:

  • 3.1 – Detailed Identification and cataloguing of all specific non-compliances with an explanation of assessment by reference to all relevant regulations/standards, supported by appropriate photographic and/or graphic material.
  • Example 1: Within an office building, there are a number of non-compliances in the door clear opening widths, door handles and luminance contrast. In this case, each door will be
    • identified in a register
    • described in some detail to assist in identification (using a door number, room number or position of the person working in the area
    • referenced to a photographic image
  • Example 2: Within a unisex accessible toilet on Level 32 of the building there are a number of non-compliances with the installation of fixtures and fittings. In this case, each issue will be
    • identified in a register
    • described in detail to assist in identification
    • measurements provided in the register
    • referenced to a photographic image
  • 3.2 – Application of a logical and systematic methodology to ensure that all individual non-compliances are identified and clearly reported

Outcomes:

  • MAA Level 3 Access Audit report outlining detailed recommendations for rectification works, or management of issues where physical rectification works may not be possible
  • Presentation of audit findings in a clear and detailed format, consisting of appropriate photographic references
  • Detailed recommendations for rectification works
  • Risk assessed for each identified issue
  • Applicable legislative reference provided for each non-compliance
  • Identification of opportunities to use a Performance Solution to accept some existing conditions in the building (possibly with reliance on management controls)
  • General advice to achieve compliance in all aspects of the relevant building and disability legislation.
  • General advice on best-practice and universal design recommendations
